Location does most of it.
A walkable neighborhood near light rail costs more than a unit out by the highway, because you're paying for the commute you don't have to make.
If you're pricing out a month or more in Seattle, the first number you see rarely tells the whole story. Some places quote rent and bill everything else on top. Hotels quote a nightly rate and let you do the multiplication yourself. A plain lease looks cheap until you price a mattress.
Here's our number up front. At EdisonBnB, a furnished condo in Capitol Hill starts at $3,495 a month, plus a $175 cleaning fee. Utilities and high-speed Wi-Fi are already in that rate. The rest of this page breaks down what the money covers, how the total compares with the other ways to stay a month or longer, and how booking actually works.
No payment required when you submit a booking request.

Our published rates
We rent two furnished condos in the Edison building at 121 12th Ave E in Capitol Hill. Edison 509 is the top-floor unit, with a king bed, a twin sofa bed, room for 3 guests, 575 square feet, and a private balcony. Edison 510 is the corner unit, with a queen bed, a double pull-out sofa, room for 4 guests, and 585 square feet. Both start at $3,495 a month. Both carry the same $175 cleaning fee, charged once per stay.
Do the division and the starting rate works out to about $117 a night across a 30-night month, before the cleaning fee. That's just arithmetic on our published rate, and it shows why monthly pricing exists at all. Paying a nightly rate for 30 or 60 nights adds up fast, even at a hotel that calls itself extended-stay.
The building sits a short walk from the Capitol Hill light rail station, under five minutes on foot. Downtown is one stop away and the University of Washington is two. The address carries a 98 Walk Score, and QFC, Safeway, and Trader Joe's are all nearby for groceries.
Pricing factors
Four things move the number on any furnished monthly rental in Seattle.
A walkable neighborhood near light rail costs more than a unit out by the highway, because you're paying for the commute you don't have to make.
One landlord quotes rent only. Another wraps utilities, internet, and furniture into the rate. The cheaper headline can easily be the more expensive stay once you've opened accounts and bought a bed.
Nightly pricing is built for flexibility, and you pay for every night of it. Monthly pricing assumes you'll be around a while, so the per-night cost drops.
A full kitchen you can cook in, a washer and dryer inside the unit, a desk that fits two monitors, a parking permit for the neighborhood. Each of those is something you'd otherwise rent, buy, or do without.
Included in the rate
The $3,495 starting rate is the whole housing bill for the month, apart from the cleaning fee. Here's what it includes:
You bring a suitcase. There's no furniture to buy, no internet install to schedule, no utility account to open in your name. When the stay ends, you hand back the keys instead of selling a couch on Craigslist.
Compare your options
People land on a furnished monthly rental after weighing it against the two obvious alternatives. Here's the honest structural comparison.
| Comparison | Direct-booked furnished monthly rental | Extended-stay hotel | Unfurnished 12-month lease |
|---|---|---|---|
| Cost structure | One monthly rate ($3,495 to start at EdisonBnB) plus a $175 cleaning fee | A nightly rate multiplied by every night of the stay | Monthly rent only, usually the lowest headline number |
| What's included | Furniture, equipped kitchen, utilities, Wi-Fi, in-unit laundry, parking permit | Furnishings, utilities, Wi-Fi, housekeeping; kitchen facilities vary by property | The empty unit and nothing else |
| Minimum stay | 30 nights | None; book by the night | Typically a 12-month term |
| Furniture and utilities setup | None. Everything is in place before you arrive | None | You buy or rent furniture and open utility and internet accounts yourself |
| Who it suits | Relocations, long work assignments, gaps between homes | Stays under a month or dates that keep moving | Anyone settling in for a year or more with their own furniture |
Worked examples
Example math, using EdisonBnB's published starting rate:
The cleaning fee only lands once, so months two and three run at the flat monthly rate. Stays can also stretch month to month when your condo is still open for the extra dates, which helps when a closing date or a project end date refuses to sit still.
Good to know
Under a month, or dates that might move twice, the hotel is the honest answer. We can't take you for 12 nights anyway.
Signing a year lease makes sense once you know Seattle is home and your own furniture is worth shipping. That's a different call from needing a base for a season.
The furnished monthly rental is built for the stretch in between. You're in town long enough that nightly rates sting and a lease is too much commitment, and you want a kitchen, a laundry room, and a desk from day one. If that stretch is a move, a home purchase, or a renovation, our relocation housing page walks through how guests use these condos as a landing pad.
EdisonBnB holds a 5.0 rating across 23 Airbnb reviews from past guests, most of them month-plus stays like the one you're pricing. If your dates are anywhere near settled, check availability and send a request. It takes a couple of minutes, and there's still no payment due.
